Shape your buying brief

We turn your ideas into a written brief. That includes your purchase budget, total cost considerations, location preferences, household needs, property type, essential features and deal-breakers.

We test the brief against available market evidence and discuss where flexibility may help. For example, is an extra bedroom essential, or is a quiet work area what you really need?

Plan and negotiate

We discuss an offer strategy based on the property, evidence, sale process and your circumstances. Price matters, alongside conditions, deposit arrangements, inclusions and settlement timing.

You set the boundaries. We communicate and negotiate within your authority, keep you informed and obtain instructions before changing agreed terms. Your legal or settlement professional advises on the contract within their role.

Progress to settlement

Once a contract is in place, there is still work to do. We help coordinate communication with the selling agent and your chosen professionals, track the agreed purchase steps and assist with inspection arrangements within our scope.

Your lender, settlement agent or solicitor handles their own approvals, documents and settlement responsibilities. Raise concerns promptly so the appropriate professional can advise before a deadline passes.

Settle in

We confirm that the handover has taken place and talk through any immediate follow-up. We want to hear how the experience worked for you and where we could improve.

Our fee

We explain the fee and payment stages in writing before you engage us. Ask us to walk you through the proposal so you understand the cost and the service it covers.

Other purchase costs

Our fee is separate from the property price and other costs that may apply, such as transfer duty, settlement or legal fees, finance costs, inspections, insurance, moving expenses and strata costs. Discuss a complete budget with your relevant advisers. Do not assume a concession or scheme applies until eligibility is confirmed.

Already found a property

Contact us with the address and the seller’s deadline. We will confirm whether a limited assessment or negotiation engagement is available and whether there is enough time to assist properly. No work begins until the scope and authority are agreed.

Frequently asked questions

Do you only search off-market properties?

No. We look for suitable opportunities across available channels. A publicly listed home may fit your needs better than an off-market opportunity. Access to unadvertised property is not guaranteed, and “off-market” does not automatically mean better value.

How do you decide whether a property is worth considering?

We compare it with your brief, examine relevant sales evidence and available property information, and inspect as agreed. We explain the trade-offs and questions still needing investigation. This is purchase guidance within our scope, not a formal valuation or a building certification.

Who carries out building and pest inspections?

Appropriately qualified specialists carry out the reports you commission. We can help coordinate arrangements within our engagement. Their findings, limitations and any required follow-up need to be understood before relevant contract deadlines.

When do the checks happen?

Checks begin before you commit and continue as required by the transaction. Some reports may be completed under properly drafted contract conditions. The timing, wording and deadlines matter, so we organise suitable professional advice before signing.

Can you help me choose a suburb?

Yes, within the agreed service area. We compare your priorities, travel needs, budget and suitable property options. School boundaries, planning information and other location-specific claims should be checked with the relevant authority.

How long will it take to buy?

This depends on your readiness, brief, available homes, competition and the seller's terms. We review progress and discuss changes when the current search is not producing suitable options.

What if my brief or budget changes?

Tell us promptly. We revisit the search criteria and explain any effect on scope, fees or timing. Your finance professional should review changes to your borrowing position. We document an agreed update before proceeding.

Am I committed to buying a property you recommend?

No. You decide whether to proceed and authorise offers. We explain the recommendation and concerns so you can make an informed decision. Any obligations already created by a signed contract require professional advice.
